October is my favorite time of the year. It's the time of the year that I can really tee up a whole lot of business for the remainder of the year. It’s also the time of the year that I go in and clean up my database, see who in the database is a hidden buyer, and get the ball moving with a whole lot of leads.
October is the time of year that I run my “Database Reactivation Smart Plan” this is a 3 step, 2 day Chime smart plan that is 100% about getting leads that are still wanting to transact by the end of the year to raise their hand. It’s designed to send out a 3 prong approach to reactivate those buyers that are still interested in buying a house, but just need an extra nudge. It’s also a great way to get a lot of people to come back to your site and start searching again, teeing up the opportunities for the new year. I have run a version of this every year in my business and I usually pull 3-5 deals from this campaign alone... sometimes way more than that like the winter of 2018 (which was the last time I was allowed to run this smart plan as I got bought before 2019 and signed a Non-Compete)
This smart plan is the sole reason I closed 32 transactions on Christmas Eve in 2018 and have consistently had a solid winter season allowing me to hit my goals right out of the gate in the new year. Most years I got 3-5 deals immediately out of this campaign alone, this year, I think my wife's team is going to set a new record.

I ran this on my wife’s database in mid October to see if it was still as effective as it use to be…. well… it drowned her agents in responses (I might be in the doghouse right now for that one.) Yeah, today was a lot of answering the phone, responding to texts, and a whole lot of buyer consults… but they’re going to add a few million to their end of the year sales, so while they might be struggling to come up for air today, they’re going to have a killer Q4. So, I’d say it’s actually working better than it was before.
This isn’t a year long smart plan, it’s an October smart plan. It’s only meant to be run once a year. That’s how it maintains it’s effectiveness.
